Variance Request Process

The mission of the Catalina Foothills Association (CFA) is to preserve the lifestyle we all enjoy in the Foothills. Part of that mission is enforcing zoning and development restrictions as new homes are added to existing neighborhoods and when older homes are remodeled or structures built or enlarged.  All property owners with CC&Rs in Areas 1-6 are required to submit construction plans for review and approval if they plan to make improvements to their property.  If for any reason, the proposed construction does not comply with the CC&Rs, a variance may be requested.

The following information must be submitted to complete the variance application process:

  1. Name of property owner and appropriate contact information
  2. Address of property
  3. Lot number
  4. Letter justifying an exception to the CC&Rs
  5. 2 copies of a current “As-Built” survey done by a registered surveyor locating all existing improvements including but not limited to house, garage, patios, ramadas, guest homes, sheds, pools, hard scape, walls, fences and solar facilities ( if ground mounted).
  6. 2 copies of a site plan indicating the proposed improvements. Indicate the area of encroachment as a percentage of gross land area.
  7. 2 copies of plan view
  8. 2 copies of all elevations, clearly indicating the proposed heights
  9. Re-vegetation plan

APPROVAL OF A VARIANCE REQUEST IS NOT AN ARCHITECTURAL APPROVAL AND IT IS STILL SUBJECT TO MUNICIPAL ZONING APPROVAL.
